     Most people, when they are thinking of buying a home, look through the newspaper and see homes that might be of interest to them and then contact the listing agent to find out more about the home. That is the biggest mistake a potential home buyer can make. The agent that you speak to represents the seller, not you. That agent can only tell you only material facts pertaining to the house and that is it. They do not protect your best interests, will not negotiate on your behalf and may not advise you on motivation. They may provide an inferior home inspector that will do a poor job in order for them to make a sale or worse.

    The first thing a potential home buyer should do is interview and hire a buyer's agent. A signed buyer's representation agreement gives you client level service. This differs from customer level service where all agents automatically represent a seller without a signed agreement. Many people have reservations about signing agreements. They shouldn't. The agreement gives you rights that benefit you, the buyer, and is also the law. Agency needs to be clearly established and in writing.
