Woodcliff Lake is home to numerous scenic parks and recreation areas. With a population of approximately 5,700 residents, the Borough of Woodcliff Lake is located in the northwest part of Bergen County. With a size of 3.6 square miles. In the northeastern corner of Bergen County, New Jersey, a small township called River Vale is setting a new standard for family living. Real estate options consist of single-family homes, condominiums and townhouses. There are luxury homes as well. The community has a lush, park-like character, prompting some to call it the "Garden Spot" of the Pascack Valley. The scenery is further enhanced with quaint, winding roads and scenic, historic homes. River Vale is tucked between the neighboring communities of Woodcliff Lake, Park Ridge, Montvale, Old Tappan, Harrington Park, Emerson, Westwood and Hillsdale. New York City lies 22 miles southeast. Although River Vale is a small community of only 10,000 residents, it offers many of the advantages of a much larger city. For example, New York City is close enough so that residents can experience its many educational, cultural and economic opportunities. Within the more immediate area of Bergen County, residents have access to strong manufacturing and technology industries, plus diverse shopping, dining and recreational opportunities, including golf at Valley Brook Golf Course, one of three area courses. Public schooling in River Vale has an excellent reputation. River Vale Public Schools manages three campuses, Roberge School, Woodside School and Holdrum Middle School serve the elementary and middle grades. High school students then move on to the Pascack Valley High School, where they are joined by Hillsdale students.
 
Since River Vale mainly consists of families, the most popular free-time activities involve youth sports, community events and civic groups. Several independent youth sports organizations keep the kids fit and active. Weekends are busy at the local parks and schools, which host baseball, softball, soccer and basketball games. Parents and kids can get their exercise with a round of golf at Edgewood Country, Valley Brook Golf Club or River Vale Country Club. Additionally, nearby lakes and the Wood Dale County Park have a variety of recreational facilities.
The River Vale Country Club has been a local landmark for more than 75 years. The facility opened in 1931 and enjoyed many years of popularity among the biggest names in golf and entertainment. Today, the public facility enjoys a more down-to-earth atmosphere, where locals can practice their skill on a classically designed course.
The Edgewood Country Club is a private facility with a scenic appeal. Edgewood offers golfers the luxury of choice, along with the challenge of tight play. The club’s three nine-hole courses can be played in three 18-hole combinations: white/red, red/blue and blue/white.
The 18-hole “Valley Brook” course at the Valley Brook Golf Club facility features 6,287 yards of golf from the longest tees for a par of 71. It is a Bergen County public course. Designed by William Boswell, ASGCA, Valley Brook opened in 1962. This course has tight fairways and fast greens. It has recently upgraded its facilities including a new driving range, tees, greens, fairways and an irrigation system. To accommodate these features, a brand new clubhouse has been added and memberships will soon be available. With its' small town charm and appeal, River Vale real estate attracts home buyers from all over.

Dumont NJ Real Estate - 6 Month Market Snapshot


     In the following market snapshot for Dumont, NJ real estate, we are looking at residential properties over the last 6 months from data taken from the New Jersey Multiple Listing Service. We can see that in January and February, only four homes sold each month. This was way down from December, when the highest amount of homes for sale in Dumont, sold (12) and is the lowest amount since the beginning of this snapshot in September of 2013. Although the homes aren't closing, there are many under contract as 15 homes were under contract in January and 17 are under contract in February which should lead to higher units sold numbers in March and April. The average number of days on the market (DOM) for sold properties over the last 6 months in Dumont is 85 with the DOM for homes under contract at 98. This number only reflects the last time a property has been listed and does not necessarily take into consideration if a home has already been listed previously, be it consecutively or not. The average median sold price during the past six months is $306,625. This number is trending downward as of now but should expect to rise come the Spring selling season.

Woodcliff Lake NJ Real Estate - March 2014 Market Report


     Over the past 30 days in Woodcliff Lake, there have been nine Residential homes that have come on the market, according to data provided from the New Jersey Multiple Listing Service.
